How Our Tenancy Qualification Works

 How our tenancy qualification works:
1.  You submit an application through this website by clicking here, for EACH adult over 18 years old.  

2.   All applications received are pre-screened for a showing and/or rental unit including: 

• Number of beings in a unit including adults, kid(s), and/or animal(s)
• Type of animals(s)
• Number of vehicle(s)
• Smoking, or vaping tenant
• Rental history
• Income level of all adults must be verified (not cash) and at least 50% of the rent and utilities for consideration 

The more complete your initial application, the more we can pre-screen you.

3.  We set up a showing of the unit, to ensure the location and the unit will actually work for you as the tenant. 

4.  If you want to move forward with the unit, we will confirm with you what item(s) we need to fully qualify you as a tenant.  This could range from seeing your animal(s), needing government picture ID from all adults, credit score and/or report from all adults, or anything else missing.  IF a credit check within the last 30 days is needed, landlord can initiate a credit check, which the tenant will pay for, and authorize the landlord to review; the tenant will receive a copy of the report.

5.  Final interview:  Once everything has been received and the tenant(s) are fully qualified, a final interview is conducted with all parties on the lease including all adult tenants and the landlord.  The items in the lease are discussed including how to pay rent, how to report a repair item, and any other items in the lease.  Also lease start date, payment of the security and pet deposit(s), complete rent amount (including GET), and how move-in condition inspection and key turnover is conducted.  Also, how the lease will be signed by all parties will be discussed (can be hard copy, in-person, or by electronic signature).

6.  Create and sign the lease.  Receive the security and pet deposit(s).  

7.  Before giving the tenant the keys, first month's rent must be confirmed paid.

8.  Set the move-in date for condition inspection and key turnover.
