Items You Must Consider:

Application Criteria

By submitting an application, the applicants are confirming all information is accurate.  ALL adults are prepared for a credit check; all adults must either provide a credit score AND report within the 30 days, OR pay for a credit report AND score, which will also be sent to the landlord for consideration.  ALL ADULTS' CREDIT AND BACKGROUNDS WILL BE VERIFIED.  By submitting an application, all applicants are confirming all information is accurate.  ALL adults will be checked for criminal AND civil history, including evictions.  By submitting an application, all applicants are confirming the information about occupants, vehicles, animals (OF ANY KIND) are correct, regardless of label (Service Animal, Emotional Support Animals, small caged animals, aquariums dry or wet, etc.).   Failure to be truthful on the application will result in denial.  



Qualification Documents

All adults applying for tenancy must be prepared to provide as an attachment on the application (or by email):

  • Government picture ID
  • Proof of Income including 2 most recent paystubs, 2 most recent bank statements, 2 most recent US tax returns
  • US credit report and score within the last 30 days - we can initiate this if you do not have this, tenant pays for this check (around $50 each approximately)
  • Make, model, year of each insured and operating vehicle as a part of tenancy; uninsured and inoperable vehicles are not permitted
  • Business information for the tenant including business GET license, and nature of business

Businesses In the Rental

If the tenant is a business owner, business employees and customers of any business are not permitted at any property for insurance reasons.  A GET license and business insurance will be required to operate the business from the rental location.

Roommates

Tenants who were in a roommate situation must:  1) all be individually qualified and submit separate applications for screening, 2) if qualified as roommates, only ONE payment will be accepted (not individually) for security deposit, pet deposit, and/or rent payments.  


Only ONE payment will be returned to tenant(s) to pay back deposits.  Any change in roommate(s) will have to be qualified and added/removed from lease.  Deposits will not be returned on a fractional basis. (The new roommate can send the deposit to the departing roommate.)


Any roommate not behaving and/or not paying is the OTHER ROOMMATES' responsibility.  The landlord sees the unit rented as a UNIT and not to individuals.  



Animal Requirements

 "Pet-friendly" means:

  • You must provide proof your pet is fixed - vet note or receipt
  • You must provide proof your pet is on flea medication - vet note or receipt
  • Your pet MUST BE at least 1 year old.  Period - no exceptions.
  • We must see your pet prior to lease signing.
  • We must know the quantity, weight, breed, and type of pet, and whether they are indoor only, or mix indoor/outdoor pet
  • We do not accept any other pets than dogs or cats.  Cats are very dependent on the unit location.
  • Your animal cannot EVER have shown aggressive acts nor created someone to avoid the animal, and is subject to approval from our insurance

WE ARE NOT AUTHORIZED TO HAVE AGGRESSIVE ANIMALS OF ANY KIND. IF YOUR ANIMAL – REGARDLESS OF BREED OR SPECIES, ETC. – SHOWS AGGRESSIVE BEHAVIOR YOU WILL BE REQUIRED TO REHOUSE YOUR ANIMAL AND/OR GIVE NOTICE OF DEPARTURE IF ANY OF THE FOLLOWING OCCUR:

  • A BITE OF ANY KIND FROM YOUR PET TO ANYONE – TENANT OR NOT – ON OR OFF THE PROPERTY – A BITE OF ANY KIND WILL RESULT IN AN IMMEDIATE REHOUSING OF YOUR PET OFF THE PROPERTY (WITHIN 24 HOURS – THIS IS YOUR ONLY WARNING OF THIS)
  • ANY INJURY FROM ANYONE TRYING TO ESCAPE THE AGGRESSIVE BEHAVIOUR OF YOUR PET
  • ANY DELIBERATE CHANGE IN BEHAVIOUR OF THOSE AROUND YOU/YOUR PET FROM NORMAL ROUTINES;  FOR EXAMPLE, ANOTHER TENANT DELIBERATELY DOES NOT DO THEIR LAUNDRY WHEN THEY KNOW THAT YOUR PET IS ON A WALK.

Any documentation provided about your animals, of any kind, must be legally correct.  

Tenants Will be Denied If:


  • Any misrepresentations of any kind are on this application 
  • If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated
  • Attachments are not provided prior to qualification - this can delay qualification 
  • Items are omitted that would influence your qualification
  • Any animal paperwork is found to be false

Grounds for Eviction:

We follow the Hawaii Landlord-Tenant Code and we expect our tenants to as well.  Any items found falsified AFTER tenancy starts is grounds for eviction.
